“I first got in touch with Charles Holt in early 2015, after losing an Enforcement Planning Appeal. I had been trying to obtain planning consent for a residential caravan on my farmland, for a temporary period.

Charles prepared an appraisal of my business, which was submitted to the Local Planning Authority. This application was refused, mainly because the LPA was so certain of their case, having won the first Appeal. However, Charles and the planning consultant we found (Geraint John) mounted a very well put together argument, and we appealed their refusal. We won the appeal in 2017 at a Hearing, and I was able to station a temporary home on my land.

We submitted a case for a permanent dwelling in 2019, put together by a different (more local) consultant. However this was refused permission. We took this to Appeal in 2020, but we lost the appeal, decided in 2021.

So we went back to Charles, and he prepared a new and stronger case to put to the LPA. As was expected, they refused to validate the application, and they declined to determine it in March 2021, because of the recent Appeal dismissal.

Charles advised that we should seek a specialist planning barrister’s Opinion (sourced by Charles), which we did. As a result the LPA finally accepted the application in early 2022, along with two applications for farm building developments.

Permission was granted for the two farm buildings after many months, later in 2022. It has taken further work and much further persuasion of the LPA by Geraint and Charles for them to finally grant planning permission for our permanent dwelling in January 2023.

It has been a long and difficult journey, but at last we have achieved our main aim, of a farmhouse on our beautiful farm. This has been a true team effort, but has very much been down to the professional help and guidance of Charles Holt and Geraint John.”
